The delivery of another office project for Avito has been completed in the northern capital. The 2,400-sqm office for one of the company’s departments is located in Saint Petersburg Plaza business centre on Malaya Okhta. The design was developed by ABD Architects, Gint-M operating as general contractor.
It took some of the Moscow offices literally a week to switch to remote operations in view of the lockdown. The office segment, despite the rosy outlook looming ahead, suddenly “turned in the opposite direction”. Yet the main changes await it after the lockdown is repealed. What will happen to the market of office centers? What could be the new requirements of the corporate sector? The answers to these and other questions are given by Business Development Director of Gint-M Artem Panteleev in his interview for the Officenext resource.
The whole world won't work out of homes. Offices will remain but change their looks. Obviously, the first thing companies will work on after their return to business centers is creating safe spaces to protect the life and health of their employees. That was the narrative of Business Development Director of Gint-M Artem Panteleev who shared his views on the RBC resource in his expert column.
Business Development Director of Gint-M Artem Panteleev reviewed international trends in office space development, covered in Workplace Review 2019, specifically for RBC PRO, correlating them with Russian realities. For more detail see:
“The latest news related to the pandemic, ruble devaluation and falling oil prices certainly affect the construction and real estate market. The current situation will take a toll on the inflation rate as well as many macroeconomic indicators. Yet the most important thing is the lack of competition. Closed state borders, the lack of access to alternative markets will push up prices on local goods which won’t cover the entire assortment we need, nonetheless. Therefore, the project cost growth is inevitable,” said Business Development Director Artem Panteleev, commenting on the impact of current factors on the real estate market in his interview for the CRE resource:
The cost of construction services in Moscow, fit-out services in particular, remains one of the mostly debated subjects in the industry. Some general contractors believe that their peers keep on “tightening the belts” incompetently, being unable to work with suppliers effectively, to optimize their outlay on labor remuneration and to curb their appetites for profit. Others are certain that what was stated above is just bluff and that professional companies had already optimized everything in times of the recent crises. What’s then a fair price of fit-out on the market? This is what Business Development Director of Gint-M Artem Panteleev discusses in his expert column of Vedomosti:
Gint-M has completed an office project for the international metallurgical company NLMK. The Company’s Moscow office is accommodated in Legion BC at 40 bld. 3 Bolshaya Ordynka str. Not so long ago NLMK expanded its premises in that business centre, having rented the second floor (1,400 sq. m). It’s this particular area that the Company decided to transform into multipurpose space for collaborations, business meetings and informal communication. Gint-M carried out a full range of general construction works.

Just 10-15 years ago premises for office kitchens were chosen by a leftover principle – “good for nothing else” – today the situation has changed radically: dining zones take large areas and have floor-to-ceiling windows, as they turn into important social space where office people may not only have a lunch, but also rub shoulders with their colleagues in an informal setting or hold a creative planning brief. So what is the ideal for an office kitchen? See some comments by Business Development Director of Gint-M Artem Panteleev in a new expert material on cre.ru
Construction and fit-out of boutiques for luxury brands is the most sophisticated, but exciting segment for construction firms, given that each boutique is distinct and never resembles others even within the bounds of the same city or brand. Business Development Director of Gint-M Artem Panteleev recounts the specifics of building boutiques on the MarketMedia.ru resource.
Business Development Director of Gint-M Artem Panteleev thus commented on Rostelecom’s plans regarding Dominion Tower for the CRE.ru resource: “This is a relevant trend for large companies nowadays: in addition to their headquarters often located outside of central Moscow, they also lease or buy some office space in a prime location, to use it as their VIP representative offices. The given case seems to back my point: the company is going to run its operations (call center, support service, engineers, and suchlike) from Comcity, while using its new office for signing international trade agreements and important meetings.”
Artem Panteleev, Business Development Director of Gint-M, commented on a possible transaction of WeWork co-working chain in MIBC Moscow City: “The market rate for tenants leasing space in NevaTowers, as per our data, comes to 32,000 rubles per sq. m per year less VAT and operating expenditure. It is informed that the project developer – Renaissance Development – is going to let out this building by very large units or to sell it.
Offices are no longer outfitted solely in keeping with the comfort and functionality principles: today they must stun and shine. The results of interviews and contracts worth millions now depend on whether the office seeker or client says “wow!” already at the entryway to the company. Business Development Director of Gint-M Artem Panteleev shared with Proffadmin resource, how to create inspirational offices where people would like to get back again and again.
The Russian fit-out market, with new materials and technologies constantly emerging, is now moving “from street to homes”: materials which you could not even imagine in the interior yesterday, now top the rankings of client requests. Artem Panteleev, Business Development Director at Gint-M, recounts the evolution of fit-out materials on the OfficeNEXT website.
Two office projects, with Gint-M taking the most active part in their delivery, were named winners of Best Office Awards 2019. The AvitoTech office was awarded the main prize in the Agile Office category, whereas the Digital Leadership Centre SAP was proclaimed the winner of the Business Space in Public Interior category. This year 161 (!) projects have claimed this award, but only 16 of these became winners.
“Only ten years ago VIP office zones were like a secret club: space shut off from strangers with triple sound proofing, “looking posh” due to objects of art on the walls. Now the prefix “VIP” is normally used to designate office space for very important meetings and business, which is nevertheless open, accessible and does not claim the “top secret” status. Artem Panteleev, Business Development Director of Gint-M, authored an excellent column for The Russian Newspaper, where he explains how and why luxury in office space is giving way to technology.
It’s not only difficult for Russian specialists older than 45 to find a good job because of implicit age restrictions, which is a well-known fact; but even when they find one, they often feel strangers in the office feast of life. We are convinced: to modern office all ages yield, surrender — you need just to know how to arrange space “both for pioneers and for retirees.” Read about it in the author’s column of Artem Panteleev, Business Development Director at Gint-M in Vedomosti gazette.
Neither eloquent advertising nor the word of mouth will give you more information about a business center, than office toilets. The old Soviet joke that “a lavatory pan is hostess’ face” very accurately characterizes today’s realities: it is the toilets that showcase the real rather than “documented” class of an office facility. What is “toilet marketing?” Can WCs influence the demand for a given facility? And how is it possible to structurally overcome perennial queues in front of the powder room? Read about it in the author’s column of Artem Panteleev, Business Development Director of Gint-M!
“Nine lives of things” and “green technologies” call the shots in the new office realm. This trend has become so dominant in three recent years that recycled materials are used to create workspaces, while bottles, barrels and palettes are used to produce finishing materials, furniture and décor items. Business Development Director of Gint-M Group Artem Panteleev told the OfficeNEXT resource about an office from recycled stuff.

Another office for this IT developer opened in 2018 at 5, Lesnaya str., bld. B, White Square business center, Moscow. The interior was designed by Offcon Architects, with general contractor being the building firm Gint-M. One of the client’s key wishes was creating a homelike workspace.
Just yesterday you rented office space in a building overlooking one of Moscow’s old alleys, but today you move beyond the Ring Road (MKAD).
Your employees are not happy, to put it mildly, and design “Paris-styled remonstrations” against their boss. How can you convince the team that working outside the center is not only a legitimate, but also a fashionable option?
Business Development Director of Gint-M Artem Panteleev narrates on this topic in his author’s column.
Business centers, mixed-use schemes and hotels are getting increasingly denizen-friendly, doing their best to lure “people from the street” at least for 15 minutes.
Why? Business Development Director of Gint-M Artem Panteleev answers this question for UrbanLook resource.

The design&build concept of the 850-sqm office means that one counterparty is put in charge of all design, construction and MEP systems installation works. This “one window” approach with a sole contractor (the team of Gint-M) proved winsome, since the entire interior design took three months.
Gint-M recently delivered the Digital Leadership Center SAP project, with the total area of 3,000 sq. m. The Center is quartered in Moscow Krasnye Kholmy office cluster and meant for various events, meetings with the company’s partners and clients as well as a display of new equipment and technological solutions.
The international company Align Technology, known for its innovations in dentistry and orthodontia, is also famous in HR circles for strong corporate culture pivoted on the care for employees, their comfort and well-being. This general attitude is certainly reflected in the company’s corporate interiors where all features are thought out to minutest detail. One can feel that it is this attitude that motivates the employees to give their best effort and achieve truly revolutionary results.

The first ARCHIDAR concert took place on December 17, 2014 and since then it has been given every year. The event is special in that real estate market players pool their efforts to organize and hold a festive New Year concert on their own, whereas all money raised on that night, as part of a special auction, is then used to finance the medical treatment of little patients.
This year the event participants managed to raise 5,450,000 rubles to be forwarded to Children’s Hearts Fund. During five years of ARCHIDAR in action, the total of 15 million rubles has been raised for urgent help offered to diseased kids.

"Just several years ago most customers could not even think of selecting a contractor offering the lowest contract value in the tender, but obviously incapable of doing quality work within the set deadlines. Normally, it is “sturdy average performers” with stainless reputation, bidding reasonable prices and decent quality guarantees, who were shortlisted, reaching the finals. Now it’s all different: sometimes it appears that the main goal of clients is knocking down the bid price at any cost instead of searching for best solutions, materials and workers." - Managing Partner of Gint-M Mikhail Borisov told Vedomosti newspaper, commenting on the specifics of domestic tenders.
The cost of materials for construction and repair works in Russia keeps rising. For all that, clients do not stop demanding repair and fit-out budget optimization without compromising the quality. At last this has become possible: during four post-crisis years a new generation of local producers has matured; materials they make are not inferior to imported analogues and sometimes even better.
This is what Artem Panteleev, Business Development Director at Gint-M, said in his interview for CRE magazine.
The choice of general contractor remains one of stressful emergencies for the customer.
Especially now as margins in fit-out business have flagged, building materials have become more expensive, and clients go on optimizing their repair budget. However, many risks can be minimized, if not avoided.
Commercial Director of Gint-M Artem Panteleev offers his general contractor selection recommendations that would allow cost optimization and project’s timely completion.
Building contractor “Gint-M” has completed the works on the office project for one international bank. The 10,000-sqm office space occupies five floors in BC “Aquamarine”.
This project calls for a special approach to the design of MEP systems which proved to be the most labor intensive and challenging mandate within the entire project. The complete redundancy of utility lines along with a diesel generator set will allow the office center to follow through with full-scale operations in case of interrupted power supply or total blackouts.
A serious misjudgment in the design of many offices is the lack of in-built capability to change the functional designation of working areas quickly enough. Suppose a company faces the imminent sublease of some premises. In this instance floor-to-ceiling enclosing structures need to be installed; also ventilation and air-conditioning systems are to be provided for new zones. There is an agile technology today: designing MEP systems with an in-build capacity to design office space using the principle of construction sets for kids.
In his interview for CRE magazine Business Development Director at Gint-M Artem Panteleev dwells on forestalling engineering mistakes at the stage of design.
Concentration of style and luxury within small space always requires special skills from architects, designers and builders. Here, as nowhere else, the devil in the details rule is at work. Meanwhile, truly exclusive interiors add value for their owners, attracting the much-desired target audience, identifying brand’s real values and sending a strong message to its adherents.
How are modern boutiques decorated? What do retailers want from exclusive interiors?
Business Development Director at Gint-M Artem Panteleev gives his answers in the editorial of CRE Retail magazine.
“Escape from offices” is going on in Russia: according to various estimations, by 2030 most employees will switch to flexible schedules or remote work.
There’s only one way to keep the rest “within office walls” or to attract new office workers: by fashioning such attractive relax zones which people will be reluctant to leave.
Business Development Director at Gint-M Artem Panteleev wrote his author’s column for Vedomosti newspaper, where he shares his vision of relevant office space nowadays.
AI Center Samsung Electronics opened in BC White Square Building C. Gint-M was general contractor and designer in this project. “This was one of the most ambitious, daunting and challenging projects for us – both in terms of solutions integrated therewith and deadlines. We had only 2.5 months at our disposal, that’s tough,” says Artem Panteleev, Business Development Director, Gint-M.
Gint-M is through with the works to renovate part of the office for the international software company. The design was developed by ABD Architects. In the capacity of general contractor Gint-M carried out a full range of detailed design, construction, fit-out and MEP installation works in the client’s premises.

The office of OpenText is accommodated in BC Renaissance Pravda, St. Petersburg.

Russian offices undergo another evolutionary loop: after “costly and posh” and “modest but in style”, the “inexpensive wow” calls the shots, staggering the imagination of employees rather than visitors.
Artem Panteleev, Business Development Director, Gint-M, in his article for Forbes, explained how an office can help knocking together the dream team.

Reconception without relocation addresses this problem without discontinuation of work. It seems unbelievable, but under a competent approach and quality planning the office repair can be done as per the schedule, at minimum discomfort for employees. This was the key message of Artem Panteleev, Business Development Director Gint-M, in his article for Zdanie.info. Read more

“One of the most common “acoustic” mistakes in the office fit-out is setup of partitions from the floor up to the suspended ceiling that hides utility lines. Sound waves easily penetrate the so-called ceiling void, spreading over the office. A partition must rise from the floor to the concrete ceiling. This is not so easy in a functional office where an additional room is needed for confidential talks, for example. You have to reconfigure utility lines (services), wasting time and money. It’s better to take care of meeting rooms long before the commencement of construction works,” says Artem Panteleev, Business Development Director, Gint-M, in his interview for Vedomosti, where he discusses the latest trends in the field of acoustic solutions.

Any construction project is fraught with departures from the original intention, on-site remodeling and emergencies. It is also important to realize that a real estate project is designed and raised by a multitude of contractors. In our reality it is next to impossible to keep track of all alterations and, especially, to gather together all documents. It is this “specificity of national construction” that backfires on engineers creating office projects. Nevertheless, we’ve learned by experience that many engineering mistakes can be forestalled at the stage of design. Business Development Director of Gint-M Artem Panteleev tells the CRE.ru resource about the subtleties of the construction process. Read more
Interestingly enough, up to 80% of all innovations in today’s offices provide for direct communication between people.
For all that, there is an obvious trend towards informal exchange as employees now are more in need of areas for spontaneous and fast meetings for brainstorming and discussing work-related specifics, than confidential meeting rooms.
Business Development Director of Gint-M Artem Panteleev offers the CRE.ru readership a tour of informal meeting rooms in Moscow’s leading international offices. Read more
Gint-M has completed the construction and fit-out of OMEGA boutique in the trading house of GUM in the Red Square.
It is noteworthy that it took only one month for the project to be completed, which is unprecedented for boutiques of this level. A distinct working schedule, whereby all project stages were literally planned on a day-by-day basis, allowed the company to keep within a very tight timeline. A rather large number of location-related instructions and limitations was a challenge for the company. Thus, it was possible to work only at night, not to interfere with the mall’s operation and not to hassle its visitors. Furthermore, in view of the historical status of the facility, works had to be performed with regard for a large number of special construction regulations. For instance, it was forbidden to touch the old brickwork.
The result is an exquisite, trendy and functional interior nicely blending with the entourage of the GUM – one of Moscow’s key landmarks.
Gint-M has completed the construction and fit-out of a new office for the international company Align Technology, operating in the area of medical technologies.

The market of corporate interiors is going through transformation, caused by changing specifics of work processes, with companies constantly looking back to personnel efficiency and space savings. This leads to re-conception of the office space.
Artem Panteleev, business development director of Gint-M, dwelled on the key trends in this sector, the cost of effective workspace and how the latter is capable of increasing labor productivity, in his exclusive interview for Zdanie.info.
Energy efficient solutions are more expensive at the time of buying, but less expensive in the long run. If this is obvious to the customer and the price gap is not too wide, the client agrees to their use even today, when the cost is a determining factor for all. The experts of Gint-M told the ComEstate resource about energy efficient technologies used in the delivery of office projects.
Russian developers will have to learn how to take into account the needs of tenants for expeditious expansion or contraction of workspace, which is a widespread practice in developed markets. Suppose, yesterday a bank provided many consumer loans, but today people have lost their jobs and no longer want to buy TV sets on credit. This means that instead of 20 rooms a bank office may need only 10. A month ago they would sell three cars of a representative class every day in a motor show, but now -- only one car a week, so no need for a huge showroom. The concept of "pulsating" offices implies that residents of an office building may use only the area they currently need. This is what Artem Panteleev. Business Development Director at Gint-M Group, said in his interview for Vedomosti.
Avito office gained a victory in the “Comfort & Ergonomics” nomination, as part of the prestigious Best Office Awards 2017, rating corporate and public interiors in the territory of Russia, CIS and Eastern Europe.
The project author is ABD architects, General Contractor being Gint-M.
This is the so-called activity-based office design with salient architectural solutions and effective layouts. ABD architects proposed the yachting theme is the dominant feature in the interior. As a result, the office reminds of absorbing voyages and adventures.
Too often tenants rely on first impressions as they assess their future office, inspecting only obvious things like whether there are no cracks in window glasses, whether heating radiators work fine, and whether there are no scratches on furnishings. Yet other things are more important, specifically the office’s technical characteristics. If there is not enough air to breathe inside, employees will definitely want to run away and no glittering furnishings or three-layer insulated glazing will save the day. There is only one way out: requesting the owner to provide detailed technical characteristics at the earliest stage of acquaintance with the premises. Artem Panteleev, Business Development Director of Gint-M, dwelled on proper acceptance of an office facility from the owner, as part of Admin Breakfast organized by Kinnarps.
An office project for the French pharmaceutical company Servier was completed in March 2017.
The design was done by ABD Architects, with Gint-M being the general contractor.
The experts of Gint-M told the RBC resource about the office of the international pharmaceutical company, what materials and energy efficient technologies are integrated into the interior, and what solutions were used to create effective and ergonomic workspace.
The world’s leading property show MIPIM annually organized on the Coast of Azure in Cannes has not been perceived by Russian participants as an international event for several years already. Even though it is held abroad and presents the investment potential of 90 plus nations, Russian delegates bring their contacts with foreign partners to minimum. On the other hand, the Russian real estate market is represented in Cannes in all its diversity and it’s much easier here to meet with representatives of the Moscow government and other cities as well as with top managers of Russian real estate companies at a glass of wine, than in fussy Moscow. Mikhail Borisov, Managing Partner at Gint-M, shares his impressions of the trip after coming back from his next event.
“Some experts hold pious attitudes towards design&build, especially if the client can be assured of significant reduction of construction costs and times. Why being too choosy? Yet in all honesty design&build can hardly be seen as a universal way of delivering all projects without exception…”, argues Commercial Director of Gint-M Artem Panteleev in his interview for OfficeNEXT.
- Why do you think offices have increasingly often been out of tune with tender documentation?
- Because the winning contractor bids a competitive price and then fails to keep within this budget! Shortfalls at the bidding stage either cause extra outlay or materials quality deterioration.
In his interview for Zdanie.info resource Managing Partner of Gint-M Mikhail Borisov frankly discusses construction tenders in Russia.
The Gint-M construction company acted as a partner of the third fund-raising concert ARCHIDAR 3.0 that took place on December 14 in Moscow. More than 250 people took part in the fund-raising campaign of aiding kids suffering from heart diseases.

How is the cost of office repair formed and can it be painlessly optimized once the work has commenced? Why does the now popular “fit-out from the owner” so often upset tenants?
Artem Panteleev, Business Development Director at Gint-M answered these and many other questions at the traditional Admin Breakfast organized by Kinnarps.
