This project calls for a special approach to the design of MEP systems which proved to be the most labor intensive and challenging mandate within the entire project. The complete redundancy of utility lines along with a diesel generator set will allow the office center to follow through with full-scale operations in case of interrupted power supply or total blackouts. Furthermore, the Building Management System (BMS) implemented in the project enables a centralized control of all life support systems in the office, including air-conditioning, lighting etc. – from a single computer.

The 10,000-sqm office space occupies five floors in Aquamarine (floors 3 to 7), four lower floors being used by personnel. The space on each of the floors is split into open space, meeting rooms, kitchen, coffee points and cloakrooms. There is plenty of ergonomic built-in furniture as well as intelligent lighting integrated into the workspace. Acoustic panels are designed to improve the soundproofing quality. The seventh floor is dedicated to meetings with clients and has its own reception zone along with several display areas, whereas 7 meeting rooms also fashioned on this floor can be turned into one grand meeting hall, courtesy of transformable partitions.

“It took us 7 months to deliver this large-scale project which we split into two phases,” says Artem Panteleev, Business Development Director at Gint-M. “The project completion was special in that we did not commission it on the basis of GOST or SNiP standards; rather we had to comply with the client’s standards which lay a lot more rigid and tough claims. Eventually, despite the tight schedule, the client highly appreciated the quality of our work in delivering the given office interior.”
